A cracked or collapsed drain doesn't fix itself. Left alone, the leak undermines the surrounding soil, the void grows, and eventually you're looking at a sunken driveway or a patch of lawn that feels spongy underfoot. The sooner it's diagnosed and repaired, the smaller the job.

What drain repair actually involves
The starting point is always a CCTV survey. Before anything's quoted or dug up, a camera goes into the drain so we can see exactly what's failed and where. That footage tells us whether relining is viable, whether a patch repair will hold, or whether the section needs to come out.
Once we know the cause and the extent, there are three main approaches:
- No-dig relining. A flexible liner impregnated with resin is fed into the existing pipe and inflated against the pipe wall. Once it cures, you've got a smooth, continuous new pipe inside the old one. No trench, no reinstatement, no disruption to the surface above.
- Patch lining. Where only a short section is affected, a localised patch can be installed without relining the full run. This works well for isolated cracks or a single joint that's opened up.
- Open excavation. If the pipe has collapsed, badly offset, or the bore is too restricted to line, we dig to it, remove the failed section, and replace it with new pipe laid to the correct fall. It's more disruptive, but sometimes it's the only route that actually solves the problem.

When you actually need a repair, not just a clearance
A blockage and a structural failure can look identical from the outside. Both cause slow drainage, both can cause gurgling, and both can lead to water backing up in the house. The difference is what's causing it.
A blockage clears with jetting. A crack, a root infiltration that's split the pipe, or a pipe that's dropped and holds standing water, none of those are solved by jetting alone. You might clear the debris temporarily, but the failure remains and the problem returns.
Signs that point to a structural issue rather than a simple blockage:
- Recurring blockages in the same location, cleared but back within weeks
- Damp patches on a ground-floor wall or floor slab with no obvious plumbing cause
- Subsidence, sinkholes or soft ground above the drain line
- Roots in the drain, which usually means there's already a crack or open joint for them to enter
- A drain that was fine before building work, tree removal or a vehicle crossing over it
If any of those apply, a camera survey before jetting is the right call.
Common scenarios in Barnstaple
The age and condition of drainage across Barnstaple varies enormously depending on where you are.
In Pilton, parts of Newport and some of the older streets near the town centre, the original clay or pitch-fibre pipework is still in the ground. Pitch-fibre, in particular, degrades badly over time. It softens, deforms into an oval bore and eventually collapses inward. It's the most common pipe type we see failing in properties built between the 1950s and the 1970s, and relining is usually the cleanest solution.
On newer estates like Roundswell, Westacott and Whiddon Valley, the pipework is more recent but it's not immune. Tree root intrusion is a regular problem in Rumsam and along the older residential streets in Forches. Roots from ash, willow and poplar find hairline cracks in joints and widen them over years. By the time you notice slow drainage, the root mass inside can be significant.
In the villages, Bishop's Tawton, Landkey, Swimbridge and Fremington see a fair number of calls where the drain line runs under a driveway or through a garden that's had work done. A vehicle crossing over shallow pipework, a new fence post driven into the line, or a soakaway that's taken the weight of ground over the years. Properties in Braunton and Instow have their own patterns, often older infrastructure, sometimes shared private drains that haven't been maintained in decades.
Commercial premises at Pottington Industrial Estate and Bickington Road are covered too, and the same principle applies: camera first, repair only what's failed.
No-dig vs excavation: which is right for your drain?
It's not always a straightforward choice, and it's not always the homeowner's preference that decides it. The pipe itself decides.

Where relining is possible, it's usually quicker and causes less surface disruption. Where excavation is needed, we reinstate neatly, either to a finished level for a garden or to a specification that matches the existing surface for a driveway or path.
